Rental income is recognized on a straight-line basis over the lease term (if there are rent escalations or rent-free periods — see re-straight-line-lease-incentive). For leases with fixed monthly rent and no escalation, the monthly recognition equals the monthly contracted amount. Set up the lease in the ERP with the start date, end date, monthly rent, and any rent review dates. Generate automatic monthly rent invoices and recognitions. For properties with multiple tenants, maintain a tenant rent roll showing each lease's key terms.

⚠️ Audit Flags

Auditors confirm the tenant is in occupation and the lease is active. Rental income for vacant properties is not recognized — any income accrued for vacant periods is a misstatement. For investment property disclosures, IAS 40 requires disclosure of rental income recognized during the period separately from the fair value gain/loss. Direct operating expenses (repairs, maintenance, insurance) relating to the investment property must also be disclosed.
