If the manager acts purely as an agent (the owner contracts directly with the contractor and the manager only facilitates), record only the fee earned for arranging the work. Maintain owner approval records for all maintenance work above a pre-approved threshold — unauthorized recharges create disputes and potential bad debt exposure.
