Property management fee revenue is recognized monthly as the management service is delivered — this is a service over time under IFRS 15. The fee is typically a percentage of rent collected (variable consideration) or a fixed monthly fee. For percentage-based fees, recognize only when the underlying rent is collected (the trigger for the variable consideration). Deduct the management fee from the gross rent collected before remitting to the owner (see re-mgmt-owner-distribution-payout).

⚠️ Audit Flags

Auditors confirm the fee rate against the management agreement. Under IFRS 15, the management company is an agent — it recognizes only the net fee, not gross rent collected. Fees recognized on rent that was not collected (accrued but unpaid by the tenant) require an ECL assessment. If the management company also charges the owner for maintenance recharges and other services, each performance obligation is assessed separately.
