Under the IAS 40 fair value model, losses are recognized symmetrically with gains — both go directly to P&L. Unlike IAS 16 PPE revaluation (where a loss only goes to P&L to the extent it exceeds the revaluation surplus), there is no OCI component for investment property fair value losses. The loss can create a deferred tax benefit (DTA) if the tax base of the property exceeds its new carrying value.

⚠️ Audit Flags

Auditors scrutinize fair value losses less than fair value gains — companies may be reluctant to recognize losses promptly. A property with declining market rents, increasing vacancy, or locational factors suggesting value deterioration should show a fair value loss. If the independent valuer shows a decline but management rejects the valuation as too pessimistic without objective grounds, auditors may require an additional independent opinion.
