A JOD 250,000 HVAC system over a 12.5-year useful life produces JOD 1,667/month depreciation. Set up the HVAC as a separate component in the fixed asset register. When the HVAC system is replaced, apply component derecognition and new component capitalization (see re-component-accounting-roof). For investment properties using the cost model under IAS 40, component accounting is also required — for the fair value model, it is not relevant since the property is not depreciated.

Auditors verify that the HVAC useful life assumption is reasonable based on the equipment type, manufacturer's specifications, and maintenance history. HVAC systems in harsh climates (high humidity, extreme temperatures) may have shorter actual lives than the assumed 10–15 years. If the HVAC is approaching end-of-life but has not been replaced, the building should be assessed for impairment or the HVAC component should be fully depreciated.
