Once the defects liability period has passed and the contractor has remedied all snags, the retention is released. This clears the liability with no impact on the asset value.

Process the retention release only after: (a) the DLP has expired, (b) a final inspection confirms all snags are remedied, and (c) the project engineer has issued a Defects Completion Certificate. The entry clears the Retention Payable liability — no CIP or fixed asset adjustment is needed since the full contract value was already in CIP. If deductions are made from the retention for unremedied defects, recognize the deducted amount as Other Income (recovery of remediation cost).

⚠️ Audit Flags

Auditors check that retention releases are authorized by the project engineer and supported by a Defects Completion Certificate. Releasing retention without proper authorization (or before the DLP has expired) is a control failure. Significant deductions from retention suggest either poor construction quality or disputes with the contractor — both may have implications for the CIP asset's carrying value.
