The buyer's broker commission is a directly attributable cost of acquiring the asset — capitalize it per IAS 16. Allocate the commission between Land and Building in the same ratio as the purchase price split. The Building portion increases the depreciable base. Note: the seller's broker commission is the seller's cost, not the buyer's — only the buyer's own commission is capitalizable from the buyer's perspective.

Auditors confirm the commission was actually paid by the buyer (not the seller). They test the commission rate against the broker agreement — typically 2–3% in Jordan. If the commission exceeds the market rate, the excess may represent a disguised premium not in the property's fair value (creating an impairment risk). Any broker commissions paid on sales (not acquisitions) are expensed immediately — not capitalized.
