Risk surveys are essential for large commercial properties. The cost is an underwriting expense. Some insurers charge the survey fee to the insured as a condition of cover.

Survey fees are posted in the AP module with reference to the risk/policy being surveyed. If the survey fee is charged to the insured, it is collected as a separate fee (not part of the premium) and posted to a fee income account with any applicable VAT. The survey report is stored in the document management system linked to the underwriting file. Some insurers use an approved panel of surveyors whose invoices are processed through a pre-approved vendor list.

⚠️ Audit Flags

Auditors confirm that survey fees charged to insureds are properly reflected as fee income (not netted against the survey cost). Verify that the surveyor is on the approved panel and their report has been received and reviewed by the underwriter. For risks where the survey recommended protective improvements, confirm that the insurer has a mechanism to track whether the recommendations were implemented — non-compliance may affect the validity of cover.
