Rental income from investment properties is recognized over the lease term. It is disclosed separately from underwriting income to show the investment contribution to total earnings.
Practitioner & Systems Framework
💻 ERP Architecture
Rental income is recognised over the lease term using the straight-line method (or another systematic basis if more representative). Lease incentives (rent-free periods, tenant fit-out contributions) are spread over the lease term. The property management system or AR module tracks lease agreements, billing schedules, and rental receipts. Operating lease income from investment property under IFRS 16 (from the lessor's perspective) uses the IAS 17 operating lease model — rental is straight-lined.
⚠️ Audit Flags
Auditors confirm that rental income is recognised on a straight-line basis over the lease term, including any rent-free periods. For multi-year leases with rent escalation clauses, verify that the total expected rental income is spread evenly. Obtain copies of lease agreements for all major tenants and reconcile to rental income recorded. Test for any related-party lease arrangements and confirm they are on arm's-length terms.
📄 Required Documentation
Signed lease agreements for all tenants, rent schedule showing payment amounts and dates, straight-line rental income calculation (for leases with varying payments), rental income reconciliation to cash received, and disclosure of significant lease terms in the financial statements.
