Investment property is recorded at fair value in the fixed asset module (SAP AM or Oracle Assets), with the fair value updated at each reporting date based on an external property valuation. Unlike investment securities, there is no automated pricing feed — the fair value must be manually updated in the system based on the valuer's report. The fair value movement is posted directly to a P&L income account (not OCI) under the IAS 40 fair value model.
⚠️ Audit Flags
Auditors require an independent external valuation of investment properties at least annually — typically by a certified property valuer (RICS or equivalent). For interim reporting, management may update the valuation internally, but the basis and any departure from the annual external valuation must be documented. Auditors assess the valuer's competence, objectivity, and methodology (income capitalisation, discounted cash flow, or direct comparison). Fair value gains on investment property are a significant area of audit focus given their direct P&L impact.
