Many franchise locations (especially in shopping malls and strip centers) have leases with a base rent plus percentage rent (e.g., 6% of gross sales exceeding a 'natural breakpoint'). The natural breakpoint = Base Rent / Percentage Rate. Sales above the breakpoint trigger percentage rent. Under ASC 842, variable lease payments based on a lessee's sales are not included in the ROU asset/lease liability calculation — they are expensed in the period when the sales triggering them occur.
