💡 Accountant's Note

While land itself is non-depreciable, improvements with a finite life are depreciated separately. Common agricultural land improvements: drainage systems (underground pipes, tile drains — useful life 25–40 years), fencing (permanent boundary fencing — 10–20 years), land levelling for irrigation efficiency (may be treated as part of land if permanent), access roads (15–30 years), irrigation channels and pivot infrastructure (20–30 years). Each improvement category should have its own asset record and depreciation schedule. Improvements funded by government grants should be assessed under IAS 20 to determine grant accounting treatment.
